Custom homes, carriage homes, additions and renovations by a Red Seal builder based on Thacker Drive. A fixed price contract before construction, a guaranteed move-in date, and Tim on site for the critical work.
DeGroot Custom Homes is based on Thacker Drive in West Kelowna. Tim DeGroot is a Red Seal carpenter since 2007 and a licensed residential builder in British Columbia, and he is on site for the critical work on every home: layout, foundation, framing, the stages where a decision cannot be undone.
We build across West Kelowna: Lakeview Heights, Shannon Lake, Glenrosa, Rose Valley, Smith Creek, Casa Loma, Westbank, Tallus Ridge and the Boucherie bench. Being ten minutes from your lot means problems get caught the morning they happen.

Much of West Kelowna is on a slope. Geotechnical reports, engineered retaining, drainage and foundation work are real costs, and we price them at the concept stage, before you fall in love with a plan.
Since the 2023 McDougall Creek fire the City requires a wildfire building permit package in hazard areas. We design to it, with FireSmart construction and defensible space, because we live here too.
West Kelowna issues its own building permits and runs its own inspections, and lots on Westbank First Nation land go through WFN instead. We handle the application either way.
Under the new small-scale housing rules many West Kelowna lots can take a carriage home. Lot size, access, servicing and slope decide it, so we check your property before you spend anything on drawings.

Designed around how you actually live, built to a fixed price contract and a guaranteed move-in date.

Our specialty, from the free feasibility check to the keys. Six floor plans in the free planner.

Kitchens, bathrooms, basements, additions and whole-home renovations for the house you already love.

Completed this spring: a 3,400 sq ft custom home and a carriage home on one West Kelowna lot, on a single fixed price contract, with solar and battery backup. Built for a family who plan to stay. See the project.
We do not quote from a phone call, because on a hillside lot the number would be a guess. A Concept Agreement pays for the concept drawing and a first estimate; permit drawings, engineering and real supplier quotes follow; then the price is fixed in a contract before construction. Our free guide, What It Costs to Build in Kelowna, explains the ranges, and Our Building Process explains every step.
Both, but we are based in West Kelowna. Our shop is on Thacker Drive, and most of what we build is a short drive from it.
Yes. The City of West Kelowna issues its own building permits and does its own inspections, separate from the City of Kelowna. If your lot is on Westbank First Nation land the permit goes through WFN instead. We handle the application either way. Our permit guide walks through it.
Many single-family lots qualify under BC’s small-scale multi-unit housing rules, but it depends on lot size, access, servicing and slope. Ask for a free feasibility check and we check your property before you spend anything on drawings.
If your lot is in a wildfire hazard area, the City requires a wildfire building permit package. We design to it and build with FireSmart principles: roofing, cladding and venting that resist embers, and a defensible perimeter. It is how a home should be built on this side of the lake.
We do not publish a per-square-foot number, because on a West Kelowna hillside lot it would be a guess. The Concept Agreement gives you a first estimate grounded in your own drawing, and the price is fixed after permit drawings and real supplier quotes. The free cost guide gives honest 2026 ranges.
The first consult is free and there is no pressure in it. We will walk your lot, talk through what you want, and tell you honestly whether we are the right builder for the job. Call (250) 258-9701 or book below.
