We build homes for people who intend to live in them for a long time. That changes how we build: to last, and to fit the life that will actually happen in the house. We are a design-build company, which means one team takes you from the first concept drawing through permits, pricing and construction, and stands behind the finished home with a warranty.

Tim DeGroot has been a Red Seal carpenter since 2007 and is a licensed residential builder in British Columbia. He is on site for the critical work on every home, and DeGroot Custom Homes Ltd. is a member of the Canadian Home Builders’ Association Central Okanagan.

What a DeGroot custom home includes

Every new home we build meets the BC Energy Step Code, on the way to net-zero-ready construction by 2032. Done well, that is not a compromise: a tighter, better-insulated house with the right mechanical systems is quieter, more comfortable in an Okanagan summer and cheaper to run for as long as you own it. We design for it from the concept stage rather than bolting it on at permit.

  • Design-build from the first drawing. Concept drawings, permit drawings and engineering, coordinated by us.
  • Real quotes, then a fixed price contract. Every trade and supplier prices the work from finished drawings. The price is locked in a contract before construction and changes only if you change the project.
  • A guaranteed move-in date written into the contract.
  • Daily logs and photos on your phone, every working day.
  • Tim on site for the critical work: layout, foundation, framing, the stages where a decision cannot be undone.
  • The Grand Reveal and the warranty. A clean, finished home with every light on, the warranty walked through with you, and quarterly maintenance visits afterwards.

How we price a custom home

We do not quote a custom home from a phone call, because the number would be a guess. It starts with a Concept Agreement that pays for the concept drawing and an estimate built from it. Permit drawings, engineering and real supplier quotes follow, and then the price is fixed in a contract. Design and permitting usually take longer than people expect, and construction runs from the permit to a guaranteed move-in date written into your contract. We give you real dates at each stage rather than a range from a brochure.

It depends on the lot, the size and the finishes, so we price from finished drawings and real quotes, never from a phone call. Yes. Peachland, Summerland, Lake Country, and down the lake to Penticton and the Naramata Bench. Travel is in the fixed price contract, not a surprise on an invoice.

Most Okanagan lots have a grade on them. Foundations, drainage, retaining and access are designed and priced at the concept stage, before the price is fixed, so the site never becomes a change order.
