Ask four things. Are they a licensed residential builder in BC and Red Seal certified? Will they give you a fixed price contract before construction, or an estimate that moves? How will you see the work while it happens? And who is actually on site. We are licensed, Red Seal since 2007, price from real quotes after the drawings are done, post daily logs and photos you can read on your phone, and Tim is on site for the critical work.
A general contractor manages trades on a job someone else designed and priced. A custom home builder takes you from the first concept drawing through permits, pricing and construction, and stands behind the finished home with a warranty. We are a design-build custom home builder: one company, one fixed price contract, one person accountable from concept to Grand Reveal.
Nobody can give you an honest number from a phone call, and we will not. Costs move with materials, the lot and the finishes you choose. What we do instead: a Concept Agreement (from $1,000 plus GST) pays for the concept drawing and an estimate built from it. Permit drawings and real supplier quotes follow, and then the price is fixed in a contract. From that point it only changes if you change the scope. Our free 2026 pricing guide, What It Costs to Build in Kelowna, gives the honest ranges.
The same answer as a new build: we price from drawings and real quotes, not from a walk-through. The Concept Agreement covers the drawing and the first estimate. A kitchen, a basement or a whole-home renovation then gets a fixed price contract before we start, so you know the number before the first wall comes down.
With a large builder you get a sales office, a project manager and a rotating crew. With us you get Tim, the Red Seal carpenter whose name is on the company, on site for the critical work, and a fixed price contract signed before construction. We build a handful of homes and renovations a year in Kelowna and West Kelowna, for people who plan to stay in them.
