Will a carriage home fit on your property?

Find out before you spend a dollar. Send us your address and Tim will check it against the City of Kelowna or West Kelowna zoning, then tell you in plain language what your lot allows: whether a carriage home is permitted, how big it can be, how tall, where it can sit, and what parking you will need. Free. No obligation. Answered within one business day.

What you get back

A short written note from Tim, a Red Seal builder who has built carriage homes across Kelowna and West Kelowna, covering:

  • Zoning. Which zone your property is in and whether a carriage home is a permitted use there.
  • Size and height. The maximum floor area and height that apply to your lot, and whether one storey or one-and-a-half makes sense.
  • Placement and parking. Setbacks, access, and the parking the city will ask for.
  • The permit path. What the application involves for your property and roughly how long the city takes.
  • The honest verdict. Yes, yes with conditions, or no. If it is no, we will say so and you have lost nothing.

If it is a yes and you want to go further, the next step is a conversation and a site visit. No pressure at any point.

Why ask a builder and not just read the bylaw?

The bylaw tells you the rules. It does not tell you how a carriage home actually fits on your lot: where the grade works, where the services run, what the neighbours’ windows look at, and what the difference is between a plan that squeaks through and a plan that is a pleasure to live in. That is the part we do every week.

We have built carriage homes that pushed the height limit, the dormer rules and the floor area to the last square foot. We know where the lines are because we have stood on them.

What happens after a yes

  1. A call. Fifteen minutes on what you want the space to be: family, rental, both, or somewhere for you.
  2. A site visit. We walk the lot together.
  3. A Concept Agreement. A paid concept drawing and an estimate built from it, so you see the real shape and the real number before anyone commits to anything larger.
  4. A fixed price contract before construction, a guaranteed move-in date, and daily logs and photos while we build.
